my question is, how do you offer the city a new arena? all privately financed? have a plot of land picked out? all roadblocks by local NIMBYs?

as for an arena, i have designed several arenas for shits and giggles (ive always like architecture) so, i mean, ill do it for free. and itll stand out, and be a FANTASTIC facility.

Nothing is for free. Eninthal will fund the project with its own capital. We will, in turn, receive the benefits of the facility.
Plot of land has been identified. City has been appraised of situation. Hotel developers are putting together Exec. Summaries for individual sites and historical buildings are being identified as untouchables.

There is a very crude map with layout, unfortunately, everytime I try to put a pic in here, I fubar it and it won't load.
Squanto has seen it, but even that has changed now, there is a new one since conversations with the city.

I like the idea.

Make me one promise though. If you do buy the old Oxy building, light it up again like they used to do during the Festival of Lights. I miss that.......

If nothing else, I think the timing is right for some projects like this. The current mayor isn't the normal corrupt bastard that they've had there for years. He's a good sound man who's been making some good decisions in city where most things have been dictated by cronyism as long as I've been alive.

Would be nice to see this work out. :)

slesh, let me make one huge suggestion to the arena for you:

go slightly by the sarnia sports and entertainment arena blueprint.

they have a restaurant that interrupts the concourse between the blue lines.

the glassed in area. it was easily one of the best features at an arena i raved about. absolutely raved about.

Well, Squanto, I am going to send you the updated pick. If you can put in play as a post, I'll give some generic information on the what, where, when, how and why's.
I am under an MNDA (Mutual Non-Disclosure Agreement) so there is only so much information I can release.
But everything you are going to see is strictly an Eninthal idea. We (actually me, since my 3 other managing partners have never even been to Niagara Falls, ever) have the ability to do this, but it draws on an If, Then scenairio.

Squanto, When you can insert it so people can see it I appreciate it. I'm a great thinker, but at 40 years old, I'm a little behind on my computer skills :)
I can run a hell of a spreadsheet for ya though ;)

Thanks Phil,

Let me put these details forth first.
1. The City of Niagara Falls Planning and Development Dept. is aware of this proposal, it is with their input that Eninthal revised the original proposal. There is more to it and it does expand the map, but these core structures are the key to economic viability for commercial structures based on tourism in the city.
2. Included in the proposal but not sited on this map are a solar panel/thin film solar production facility with 312 estimated means paying jobs. An electrical vehicle manufacturing facility with over 200 jobs.
3. The key to this is a waste to energy facility in the industrial district of the city of Niagara Falls, should Eninthal move forward with that project, we would have the capital to move forward with this plan. This facility has funding, there are a couple of details to be worked out in the next couple of weeks and we will have definitive go/no go at that time.
4. The convention center/arena will be all one building with Falls Street running directly thru it. Early estimated costs for this facility is $125 million dollars.
5. Eninthal already has all hotel development firms on board, we are merely awaiting the information from #3.
6. Eninthal has spoken with the ownership of the Portland Pirates, this does interest them.

Any other questions I may, or may not be able to answer. Bare in mind, this is in very early planning stages, as I go through the process I will give you, Sabres Junkies, somewhat of an inside look as to the way things get done in the "New" economy or, as some call it, the "Post Collapse" economy.

Is any of the funding for #3 dependent on the state at all? That would seem to be a roadblock if so.

No, no State money to be used.

For the larger downtown buildout, only Federal funds.
Federal money would be needed for infrastructure upgrades, particularly drainage and road upgrades.
I.E. Niagara street to be extended to Portage Rd. as an Avenue (divided 4 lane). Falls Street would get the same and the Lasalle expressway would finally get its extension from the I-190 to Buffalo Avenue and be made an Avenue as well to help relieve traffic concerns.

LOL, you are quick aren't you Squanto. But no, we have missed the deadline for the ARRA program.
It would be annually mandated funds given to the states each year.
This program would need a boost, so to speak. So it would be tied to the DOE and DEC funding programs, as these roadway upgrades would include renewable energy products on them. In the case of the Avenues (Niagara St., Buffalo Avenue), In the dividers would stand the "Wind Jet" (I suggest you google it). Only 10KW models, but the street lighting would be hung from them as well as banners/flags, you get the drift. The Wind Jet is new small wind turbine technology.

Ladies and Gentlemen,

My sincerest apologies, but I have been unsuccessful in my efforts to bring this project to the area. After a meeting with NYS and the principals (developers and lenders), it became abundatly clear to all parties that the business environment in NYS is not conducive or friendly.

Basically, some regulatory questions needed to be answered in order to affirm this type waste to energy facility can be brought into the area, New York States response, in a nutshell, was you need to pay to play. In other words, give to the Democratic PAC funds and we'll see what we can do.

My developer principals have walked away from the table and so have my lenders, but, we have been offered to head west for friendlier places for business. It is with a sad heart I report this, I bent over backwards to offer the area something, they could give 2 shits about jobs or anything else for that matter.
